ZBA OK’s outdoor play area for daycare center

WAKEFIELD — A daycare center on Del Carmine Street will be getting an outdoor play area pending approval by the Conservation Commission and sign-off by the chairman of the Zoning Board of Appeals.

Attorney Brian McGrail presented the request at last week’s ZBA hearing on behalf of Three Ducklings Learning Center at 20A Del Carmine St. He said that his client was seeking a modification of a Special Permit to allow the outdoor play area.

McGrail said that the daycare center would like to create a 700 square-foot outdoor play area behind the parking lot of the building where the day care is locate. He said the area would be fenced in and that no permanent play structures are planned. 

Due to the proposed play area’s proximity to the Mill River, the Conservation Commission would also have to approve the plan, McGrail said.

The board had questions regarding the height of the proposed fence and the type of surface that the play area would have. ZBA member Joe Pride asked about the possibility of a guard rail between the parking lot and the play area.

It was suggested that McGrail come back with additional details after the Conservation Commission approves the plan.

But McGrail asserted that the ConCom would want the matter resolved with the ZBA first.

The board ultimately voted to approve the request to amend the Special Permit to allow the play area and to allow Chairman Tom Lucey to sign off on details related to the size of the fence and the type of surface planned for the area.

Also at last week’s meeting, the ZBA approved an updated sign plan for Ellie’s Pizza at 21 Princess St.

When the owner presented the signage concept earlier this year, board members were not fully satisfied with the plan, but okayed it so that the new business could open. They requested that the owner come back in about six months with a more acceptable design, including raised lettering. 

Last week the board approved both the hanging bracket sign on Princess Street as well as a similar wall-mounted sign next to the entrance.
